RESIDENTIAL
LISTEN / ABSORB / IMPLEMENT / SATISFY EXPECTATION
Listen – Noble-Rise's ultimate goal is to meet and exceed the Client's expectations. To accomplish this, it is paramount to understand what is desired from the Client's perspective(s) of aesthetics, function and sustainability.
Absorb – Providing a conduit between the Client's expectation(s) and the final aesthetic and function of any project, Noble-Rise is beholden to comprehending and providing a product that is physically, economically and functionally responsible.
Implement – Noble-Rise's ability to provide service through the complete Design / Approval / Permit / Occupancy process' allows for a thorough Implementation of the desired outcome, from budgetary considerations to aesthetics to final use.
Satisfy Expectation – Like a puzzle, once all the aforementioned pieces are in place, the ultimate goal of Noble-Rise is to Satisfy (Exceed) the Client's Expectations.
Design Concept Phase(s) Coordination
Noble-Rise will provide Schematic Design Documents and 3D Renderings.
This service will include schematic building elevations, floor plans, building sections, sketches and full interior and exterior 3D renderings, which define and depict the character, scale and design of the Clients project.
Noble-Rise will coordinate an initial kick-off meeting with the Client to review the work prepared to date as well as to gain consensus on the project’s overall direction and implementation.
Site Plan Approval(s) - Design Development Coordination
Provision of this phase will include input from the Client, the project team and other consultants, i.e. Structural Engineer, Mechanical, electrical, civil, landscape architect and interior designer. These phase will define the materials and methods required to construct the project. These drawings will provide information required for pricing and any consideration for pre-construction engineering (value engineering). Noble-Rise shall review and comment on value engineering recommendations provided by the Design / Build Contractor / Construction Manager. The agreed value engineering recommendations will be incorporated into the construction documents during Phase III Construction Documents & Contractor Bidding phase.Noble-Rise will attend meetings during the Design Development phase. The purpose of these meetings will be to review the work prepared to date and to coordinate the drawings with the various consultants.
Construction Drawing Coordination
The work product of this phase includes detailed drawings, general area calculations and technical specifications necessary to allow the Owner to obtain building permits and contract pricing and to construct the project. Noble-Rise will coordinate the Bid Set of Drawings with the civil engineering, site utilities, site electrical, and specifications as prepared by others.Noble-Rise will attend all review meetings during the Construction Documentation phase. The purpose of these meetings will be to review the work prepared to date and to coordinate the drawings with the various consultants.
Consultant Team Coordination / Management
Noble-Rise will aquire fee proposals from All consultant disciplines including, Structural, Mechanical, Electrical, Civil, etc. - required for the successful approvals and coordination(s) for the Clients project(s).Once selected, Noble-Rise will coordinate and manage All the required consultants to provide the appropriate Site Plan application documentation(s) and Building Permit application documentation(s).
Construction Coordination / Team Management
Noble-Rise shall not be responsible for means of construction, methods, sequences or procedures or for the safety precautions employed during construction. This will be performed by the selected General or Design Build Contractor(s).
Noble-Rise will review and comment, including approval of or rejection of all shop drawings, product data and samples for conformance with plans and specifications. Noble-Rise will respond within ten (10) days to all requests for information (RFI) submittals. Noble-Rise shall prepare change order proposals for review and approval by the Owner for execution in accordance with the Contract Documents.
Noble-Rise will perform on-site observations of construction to determine whether the quality of materials and workmanship meets the standards established by the plans and specifications, the project team, and Noble-Rise.
Noble-Rise will provide written field reports of observations and provides the Client/Owner with final punch list and a final written report(s) if requested.
